Technical design is equally as important as the concept design and planning stages. It brings the design from basic planning outline drawings into detailed 1:50 representations of the agreed design. This is essential to ensure the unique design produced for you is realised before any work on site commences. Each decision at this point in the design can impact the overall scheme in significant ways and we can help navigate you through this process to save you additional cost later in the process.
Generally we would consider these the minimum 1:50 drawings required by Building Control. Additional elements such as lighting arrangements / electrics / ironmongery etc can be added where necessary. We colour coordinate everything for easy viewing (insulation / membranes / drainage etc.).
Drawings only tell half the story when it comes to technical substantiation. Building Regulations notes, Structural Engineers calculations, QS reports can all be part of the additional information required.
Construction Design Management (Health & Safety) documentation is statutory for all projects, and we inform and involve every client (domestic or commercial) in this process ready for the Principal Contractor to adopt.
Building Regulations and technical design can be an unknown stage for many domestic or new clients to developing. We therefore offer a full Building Regulations package as part of our services and can guide you through the process of obtaining Building Control approval from start to finish. We have a strong working relationship with our Local Authority Building Control team and can liaise with them throughout your application process to ensure that plan check compliance is achieved prior to anything commencing on site.
